When you're starting from bare ground on a new build, the work you put in before a single seed goes down is what determines how everything grows. That's the part most people don't see - and it's the part that matters most.

On this South Lyon property, we handled the full process from shaping the site to hydroseeding multiple acres. The grading work came first. Getting the land properly contoured means water moves the way it's supposed to, soil stays where it's supposed to, and the seed has a consistent base to root into. Skip that step, and you're setting yourself up for washouts, bare patches, and a lawn that never quite looks right.

Once the grade was dialed in, we brought in our hydroseeder and went to work. Hydroseeding is one of the most efficient ways to establish grass on a large area - it lays down seed, mulch, and tackifier in one pass, which holds everything in place while germination gets started. On a site this size, that coverage and uniformity would be nearly impossible to achieve with traditional methods.

We also use custom seed blends matched to the specific site conditions - soil type, sun exposure, drainage patterns. A one-size-fits-all bag of seed from the hardware store isn't going to cut it on a property like this. The right blend gives you better germination rates and turf that's built to last in the Michigan climate.
